Giving Notice
When vacating, you must give a minimum of 60-days notice. When you are in a lease, you are legally obligated for rent until the end of your lease and so can only give notice after that term. You still need to provide 60-days. To give notice, fill in the enclosed N9 form.
Providing Access for Showings
As soon as you give notice that you are terminating the tenancy, the standard 24-hours notice no longer applies. The manager is required to give you “reasonable” notice, which could be as little as a few hours, but never less than 3. Please attempt to keep your unit in a reasonably clean state at all times so that it will show it’s best. That being said, you are moving. It is expected that there will be a level of disorganization and boxes etc. due to the situation. The people coming to look are likely in the same situation.
Timing of Vacating
You must provide vacant and clean possession of the unit by noon on the day your tenancy ends. If you are hiring a cleaner, it is recommended you vacate the day prior in-order to allow them enough time to thoroughly clean the unit to keep in this time-line. When you vacate, it is your responsibility to ensure that the property is in proper move-in condition for the next tenants. Please do not assume to leave a mess or repairs for the landlord to deal with, as this can affect a rental reference in the future and will incur a cleaning and/or repair bill. Should you not have the skills or time to complete repairs we can discuss monetary compensation in lieu. Cleaning is charged at $35 per hour with a minimum 1-hour charge.
Utilities
You are responsible for the utilities until the end of your tenancy. Even if you move out early, you must keep the utility account in your name until the tenancy is over. Otherwise the utilities default to the owners’ name and they will incur unnecessary hook up fees. Should you cancel the utilities prior to the end of your tenancy you will be responsible for these fees.
Repair any damage
If you have caused any damage to the unit, it is your responsibility to return it to
it’s original condition prior to vacating. Please inspect your unit carefully well before your move-date in order to determine what repairs you may require. It’s helpful to remove pictures etc. from the walls ahead of time so that you can fill holes and touch up the paint. You will be charged for any damage, regardless how small, upon move-out. Your manager will conduct a pre-move-out inspection with you prior to vacating to discuss any repairs required. Should you not have the skills or time to complete repairs we can discuss monetary compensation in lieu. Damages are charged at $50 per hour, with a minimum 1-hour charge, plus materials.
Cleaning Checklist
• Wipe all window sills and baseboards
• Wipe all interior doors
• Vacuum all floors
• Mop all Floors
• Steam clean carpets
• Wipe blades of ceiling fans
• Wipe walls as needed
• Windex windows and mirrors
• Bathroom
o Clean sink
o Clean tub/shower
o Clean sink cabinet
o Clean toilet
o Dust towel holders or other items in bathroom
Kitchen
o Ensure all cupboards are empty
o Wipe clean insides of cupboards
o Wipe clean outsides of cupboards
o Clean sink
o Clean stove element trays
o Clean interior of oven
o Clean oven drawer
o Wipe counter
Lastly
• Ensure all of your items are removed
• Don’t forget to sweep and clean in closets and storage areas
• Outdoor areas
o Ensure all outdoor areas are clean and tidy.
o If you are responsible for lawn maintenance/snow removal-this must
be carried out up until the day your tenancy ends.
o Any yard waste must be disposed of prior to vacating
o Any pet damage to the yard must be remedied prior to vacating
• Garages/Sheds/Utility rooms-must be empty and in a broom swept
condition.
Should you not be able to provide the property in a clean state you will be
charged back for cleaning.
Please collect all keys to the unit to return to the manager. If keys are not
returned, you will be charged $120 per lock to replace them. Once the unit has
been emptied and cleaned, the manager will meet with you to complete an
inspection. If all is well the manager will sign off on the inspection. If cleaning or
repairs are incomplete the manager will bill you accordingly. Please set aside 30
minutes for this inspection.
